TM44 legislation requires that TM44 inspections of Air Conditioning Systems are carried out every five years. We have over 10 years experience of working closely with clients throughout the UK and Ireland to provide TM44 Inspection & Building Compliance Services of the highest standard at a competitive cost.
TM44 (ACI) Air Conditioning Inspections, Display Energy Certificates (DEC’s), Legionella Risk Assessments and other compliance services.
The obligatory TM44 inspection includes an assessment of the system’s efficiency and a review of sizing and advice on efficiency, improvements, and replacement or alternative solutions.
A display energy certificate (DEC) is required annually for public buildings and those occupied by public authorities. The display energy certificate shows the actual energy usage of a building.
Under the Control of Substances Hazardous to Health (COSHH) Regulations, owners and operators of all commercial premises have a statutory duty to control the risk of legionella bacteria in water systems.
We can provide specialist extractor hood and duct cleaning service which operates to HVCA TR/19 standards and supply certification after every extractor hood and duct clean for insurance purposes.
Section 63 of the Climate Change (Scotland) Act 2009 requires assessment of the energy performance and greenhouse gas emissions of non-domestic buildings.
We are totally independent and therefore able to provide unbiased compliance surveys as required by legislation and are able to offer a bespoke service based on your requirements and not on any pre-packaged procedures. We work closely with clients both large and small throughout the UK and Ireland to provide Building Compliance Services of the highest standard.
Our head office team and in-house project management software enable us to professionally plan any survey or project for clients of all sizes whether it be in-depth air conditioning inspections or a basic compliance exercise such as a display energy certificate. Our flexible approach allows us to lodge reports directly for the client or ‘white label’ through our partners in compliance. We offer a single point of contact relating to Building Compliance Legislation.
If your building is fitted with air conditioning systems, then it is extremely likely that you will be required to have a TM44 inspection carried out on your systems every 5 years to comply with current legislation. The TM44 inspection report provides recommendations and can save you money by reducing the energy consumption and improve efficiency. Only air-conditioning systems with an effective rated output of more than 12kw are effected by the EPBD regulations. The local authorities are responsible for enforcing the requirements and have the right to issue fines for not been fully compliant.
All our inspectors are CRB checked and hold recognised accreditation specific to their field of expertise offering a wealth of pertinent experience from their backgrounds in Construction and Engineering. We will take the time to find out all the requirements of each client before providing a bespoke programme and scope of work.
By having your Air-Conditioning system inspected by Green Zone Surveys, an accredited air conditioning energy assessor, it is likely that you will be able to improve efficiency, reduce energy consumption, operating costs and the carbon emissions of the system. As well as avoid any potential fines.
Our multi-skilled team of Energy Assessors, Building Services Engineers and Surveyors are fully trained and accredited.
We can provide access to our real time project management portal allowing clients to monitor the progress of their specific project.
We work closely with clients both large and small throughout the UK and Ireland to provide Building Compliance Services of the highest standard.
Even today after over ten years in the industry we are still the only independent building and energy compliance company that has continued to invest in an in-house team of highly trained and professionally qualified technical staff, as opposed to operating as middlemen with a sales motivated team. We believe this will allow us to provide all our clients with unparalleled levels of technical expertise and customer service, whilst ensuring our fees remain extremely competitive.
It was back in 2007 when founder Karl Sharpe decided to sell his apartment and required a domestic EPC that he first became interested in the efforts to manage energy efficiency and reduce carbon emissions. Having attained a masters degree from Northumbria University along with his experience at management level in the building and construction industry, both in the UK and Australia, Karl was able to understand and pick up the essentials as taught on the first of many training courses that he attended and paid for from inspections carried out by himself.
By working during the day and training during the evening he became qualified in Commercial EPCs, Display Energy Certificates and TM44 Air Conditioning inspections at both level 3 and 4; one of the very first government accredited people in the UK.
It wasn’t long until Karl’s expertise were being sought by clients all over the UK and in 2011 he decided to meet the increasing demand for EPBD services by bringing former business partner and lifelong fried Ian Campbell into the company as a director. Ian’s natural ability to analyse and understand the complex needs of different organisations in a wide array of industries enabled us to build long term partnerships with a range of large blue-chip and facilities management companies. This in turn allowed us to grow and diversify, adding other building compliance services such as TR19 kitchen extract cleaning and legionella testing to our portfolio.
Additional graduate technical staff were employed, undergoing rigorous training to assist in carrying out an increasing number of surveys and inspections, whilst a dedicated service team was formed to ensure that every single project we undertake runs smoothly and client satisfaction remains at the highest level.
Today and in the future we will continue to expand our in-house team of long serving and highly experienced staff so that we can confidently continue to offer the full range of compliance services to our ever growing and valued client base.
