Case Study: Green Zone Surveys Supports Air Conditioning Company to Deliver TM44 Inspection for Client

Green Zone Surveys recently carried out a TM44 Air Conditioning Inspection on behalf of London Direct Commercial, a specialist HVAC company, at one of its managed client properties in North West London.

 

As part of the inspection, our accredited assessor evaluated the condition, efficiency and operation of the building's air conditioning system, identifying opportunities to reduce energy consumption and improve long-term performance.

While the inspection provided the client with the required TM44 compliance certification, it also identified valuable opportunities to optimise system performance, reduce unnecessary running costs and support future maintenance planning.

 

The Challenge

 

The building's air conditioning system remained operational and was found to be appropriately sized for the areas it serves. However, as with many systems that have been in service for several years, the inspection identified a number of maintenance and operational issues that could impact efficiency if left unaddressed.

Our assessment found signs of ageing components, areas requiring cleaning, deteriorating insulation and opportunities to improve how the system is controlled. Maintenance records and asset information required updating, highlighting the importance of keeping accurate documentation.

 

Our Assessment

 

Green Zone Surveys carried out a comprehensive TM44 inspection in accordance with the approved CIBSE methodology, reviewing the condition of the air conditioning equipment, maintenance records, control strategy and overall system performance.

The inspection identified several practical recommendations that could improve efficiency, support ongoing maintenance and inform future replacement planning, including:

  • Cleaning internal components of the air conditioning system to improve performance, efficiency and support reliable operation.

  • Replacing damaged or deteriorated insulation to help reduce energy losses.

  • Clearing vegetation around the external equipment to improve airflow.

  • Reviewing temperature set points and introducing seasonal operating strategies.

  • Introducing programmed operating schedules to prevent systems running unnecessarily outside occupied hours.

  • Considering future upgrades to system controls to provide improved scheduling and monitoring.

  • Planning for replacement of ageing components as part of the client's long-term asset management strategy.

 

The Outcome

 

The inspection confirmed that the air conditioning system remains suitable for the property's cooling requirements while providing London Direct Commercial and its client with a clear programme of recommended improvements.

Many of the recommendations involve relatively straightforward maintenance or operational changes that can improve efficiency without significant capital expenditure. The report also highlighted longer-term opportunities that can be incorporated into future maintenance and replacement planning, helping the client maximise the performance and optimise the lifespan of its air conditioning assets.
