Green Zone Surveys Sheds Light on Radon Levels at Yorkshire Care Home

Valuable insights emerge for Oakworth Manor Care Home following radon testing by Green Zone Surveys.

Oakworth Manor Care Home, located in West Yorkshire, undertook a proactive approach to environmental health and safety by instructing radon monitoring across its premises. Partnering with Green Zone Surveys, the care home aimed to assess and eliminate any potential of radon exposure risks to its occupants. This case study explores the findings of the radon survey and the recommended actions taken as a result of the monitoring.

What is Radon?

Radon is an invisible, odourless and tasteless gas that is found naturally in soil, rocks and water. It can seep up from the ground into homes, workplaces, schools and other enclosed spaces. Radon testing is an important part of ensuring the safety of any building, whether it's a commercial or residential property. If left unchecked, exposure to radon can lead to serious health risks.

Report Findings

The radon monitoring revealed that none of the areas tested exceeded the recommended maximum level of 200 Bq/m³. The consistently low readings indicate a minimal risk to the health and safety of the building's occupants.

Key observations from the report included:

  • Basement: Naturally, the basement returns a higher recording due to being the lowest point of the building. However, the reading for this is still low.

  • Ground Floor Readings: As anticipated, readings were marginally higher on the ground floor compared to upper levels. This is consistent with radon’s behaviour, as it typically enters buildings from the ground. However, even the highest readings recorded on the ground floor remained comfortably below the guideline level.

  • First Floor Readings: Radon levels were noticeably lower on the first floor, supporting the idea that the building’s design and ventilation are doing a good job at keeping radon levels down.

  • Seasonal Adjustment: The estimated annual averages, adjusted for seasonal variation, also remained very low across all monitored areas. No radon controls are required further to the findings in this report.

The results of the radon testing confirm that the property does not currently pose a radon-related health risk to occupants. Green Zone Surveys recommends that routine re-assessments be scheduled every ten years, or following any major structural changes to the building, to ensure ongoing safety.

Seamus Flood, Director at Oakworth Manor Care Home, shares his thoughts on the service provided by Green Zone Surveys: “We approached Green Zone Surveys following a building survey at our property, in which the presence of radon gas needed to be ascertained. They promptly provided a clear quote as well as a timeline of the processes involved.

“The work was carried out efficiently and we received the report which identified whether radon gas was present or not and the report proved to be extremely helpful going forward. We have complete job satisfaction and would highly recommend Green Zone Surveys for this type of project.”

The action taken by Oakworth Manor Care Home to conduct radon monitoring, perfectly highlights their commitment to maintaining a safe and healthy environment for the building occupants. The report findings proved valuable for the client and informed practical steps to ensure long-term protection against radon exposure.
