Glasgow Caledonian University Eyes Major Energy and Cost Savings thanks to Green Zone Surveys

Glasgow Caledonian University has uncovered £70,000 in cost savings, alongside 54 tonnes of carbon reductions, thanks to comprehensive TM44 inspections carried out by building compliance and energy assessment experts, Green Zone Surveys.

The enhanced TM44 assessments were carried out across 10 buildings and the project involved visually inspecting the AC systems, air handling equipment and chillers, while liaising with the central management team for maintenance records and F-gas checks. Access was provided by various people working at the university to ensure all aspects could be surveyed, allowing for a thorough report to be produced and identify major energy saving measures.

By following the recommendations provided by Green Zone Surveys, the university could save over 280,000 kWh of energy across all 10 buildings.

Reflecting on the inspection process, a spokesperson from Glasgow Caledonian University commented on their experience partnering with Green Zone Surveys: "I have to commend Green Zone Surveys for their quick response in providing our TM44 certification on very short notice.

“The team managed the project seamlessly from start to finish in a very professional manner, allowing me to focus on my own tasks. It's refreshing to work with a company that not only identifies issues but also offers practical solutions."

A TM44 inspection is an assessment of a building's air conditioning systems. Their primary purpose is to help businesses improve the efficiency of their buildings, reducing energy consumption, carbon emissions and overall operating costs. They are a legal requirement in the UK for buildings with air conditioning systems that have a combined cooling output of 12kW or more.

With potential increases in penalties for non-compliance on the horizon, organisations are being urged to take proactive steps now to secure and maintain TM44 compliance and it's encouraging to see Glasgow Caledonian University leading by example in recognising the importance of staying compliant.

Jordan Riding, Project Surveyor at Green Zone Surveys who conducted the assessments, underlined the value of these inspections: “A TM44 inspection is essential for verifying that air conditioning systems are energy efficient, legally compliant and functioning safely, which helps lower energy bills and minimise environmental impact.”
